Halifax Rental Crisis: Skyrocketing Rates and Government Inaction - Time to Rethink Housing Solutions

It’s no secret that finding an affordable rental in Halifax has become a Herculean task. As the Bank of Canada offers a slight reprieve for homebuyers with a minor interest rate cut, renters find no such relief. A recent report from Rentals.ca and Urbanation reveals a grim picture: the average asking price for rentals in Nova Scotia has skyrocketed to an all-time high this past May. In fact, Nova Scotia's rental prices have surged by 17.1% year over year, nearly doubling the national average increase of 9.3%.


In Halifax, the situation is even more dire. One-bedroom apartments now hover around $1,925, marking a 3.8% rise, while two-bedroom units have seen a staggering 16.3% jump to $2,489.


The Root of the Crisis

What's driving this rental inflation? It's a classic case of supply and demand. Giacomo Ladas, a spokesperson for Rentals.ca, explains that there's simply not enough housing to meet the growing need. "People are not transitioning as they used to as fast from a rental to homeownership, and when there's no turnover, there's a lot less supply," says Ladas. "And with not enough supply for the demand, then rental prices increase."


Halifax is seeing more residential construction than ever before, but it's still not enough to keep pace with the demand. Last year alone, 20,000 people moved to the Halifax region, pushing the population to nearly 500,000. Despite the ramp-up in construction, the industry can't keep up. Halifax Councillor Waye Mason notes, "The estimates vary, but an average unit will house 2.1 people. So we need between 20,000 and 30,000 units."
